We start with a visit to get to know it inside out. We take professional photos, write the listing and publish it on the main platforms, designed to attract the right guests.
We use dynamic pricing based on demand, season and competition, and actively manage availability. In Mallorca, with the right method, the bookings come.
We answer every enquiry, collect payment and gather the guests’ documents. We also take care of traveller registration and the tourist tax. You don’t have to do a thing.

We work with complete transparency on the admin, tax and contract side. No surprises at the end of the season.

A clear management contract, with no hidden clauses and no unfair lock-in periods. We agree the length together and there is no automatic renewal: when the end date arrives, the contract ends. If we both want to continue, we sign a new one.
If you decide to leave early for a reason that is not our fault, the fee is €600, which covers setting up your home at the start. Nothing more.
Our commission is 16.5% plus VAT on the net price we agree with you. The difference is that this commission is added on top of your price, not deducted from it.
You decide how much you want to earn per night. We add our commission to set the final price for the guest. That way you always receive exactly what we agreed.
Within a maximum of 48 hours from check-in for each booking. No waiting, no bundled statements and no excuses. Together with your net amount, we also transfer the tourist tax collected from the guest.
After every stay, the home is made ready with professional cleaning and laundry of sheets and towels. It is all included in our commission: no separate invoices and no surprise costs.
We coordinate the teams, check that everything is perfect before the next arrival and let you know if anything needs replacing or repairing.
We handle the small everyday repairs that don’t need a specialist. Labour is on us, and you only pay for materials if any are needed.
We also coordinate larger repairs, but always with your prior approval and invoiced separately.
You can block any dates you need for personal use at any time, as long as there is no confirmed booking. No permission needed and no limit on days.
We manage the deposit for every stay. If there is any damage, we always follow the same order: first the deposit, then a claim to the platform and, if anything is still outstanding, the home insurance.
Everything is documented and we keep you informed at every step.
We issue an invoice for every booking we manage. At the end of each period you receive a full summary with income, tourist tax and an itemised commission: everything you need for your tax return, organised and ready.
We collect the tourist tax from the guest and transfer it to you with your net amount. We also take care of the traveller registration required by Spain’s Royal Decree 933/2021.
