I’m Marc Munar. I was born in Palma and I created Habitur to look after homes as if they were my own, treat their owners like friends and prove that you can make a living from tourism while respecting the island. Here I tell you who I am, where I come from and how I work.

Hi, I’m Marc.
If you’ve made it this far, you’re probably thinking about putting your home in someone else’s hands. And I know what that means. It isn’t just a property. It’s a place full of memories, hard work and often the story of a family.
That’s why I want you to know from the start what I’m like. When you work with Habitur, you work with me. You won’t have to call a switchboard or chase anyone to find me. If something goes well, I tell you. If something goes wrong, I tell you too, and I take responsibility.
I know how many large management companies work: lots of homes, low prices to sell fast, charges for services that should be included and nobody on the other end when there’s a problem. Habitur was born to do things differently.
I’m not looking for clients for one season. I’m looking for relationships that last many years. I like being able to have a beer with the owners I work with, talk about their home or anything else, and have enough trust to tell each other things straight. You to me, and me to you.
For me there’s a difference between doing favours and helping. Favours expect something in return. Helping doesn’t. And I like to help.
And there’s one thing I won’t compromise on: Mallorca. It’s my home and what I love most. I firmly believe you can make a living from tourism without the island, its people or its culture paying the price. That’s why every home I manage has to be a good neighbour.
Habitur is my life’s work. That’s why I’m in no hurry to grow or to make quick money. I’d rather do it well: a home that’s cared for, steady income and peace of mind for you.

My path wasn’t a straight line. And I think that’s exactly why I know so clearly what I want to do.
I was born and raised in Palma. I never liked spending eight hours shut in a classroom, and when I finished school I had no idea which way to go.
I started a Business Administration degree because I always dreamed of building something of my own. But I was clear about where I wanted to do it: in tourism, the industry that drives Mallorca. So I made the move to the Tourism degree at the University of the Balearic Islands (UIB).
I worked as a waiter, in a shop, at Thomas Cook and at other companies, and I played semi-professional football in Spain’s fourth tier. I learned far more working than in any classroom. Later I did a master’s in digital marketing at the UOC.
There was a time when I didn’t know which way to turn. From that period I learned something I still apply every day.
Even when you have no strength left, you get up and do it. At first on autopilot. In time, without fear.
I went to Formentera to run a tourist apartment complex and a villa. I was on my own, with no one to ask, and I put in countless hours. I learned to solve problems, handle complaints and understand that in tourism everything has a solution. It was a wonderful season, and the guests could tell.
That’s where I thought: if I can do this for others, I can do it for myself. Back home, the founder of a real estate agency whose social media I ran told me about holiday rental management. I started researching and began building Habitur. The name comes from Habitatges Turístics, Catalan for “tourist homes”: easy to say and tied to tourism.
I didn’t know anyone in the industry. I learned by asking, researching and making mistakes. I found my first clients through social media ads, and in those first meetings I was nervous and unsure of myself. Even so, I kept going.
And I still do the same as on day one: look after every home as if it were my own.
You always talk to me. But behind me there’s a small team I’ve chosen very carefully.
I start with a good coffee and my laptop. I look after guests and owners, check prices, listings and bookings, and plan everything days ahead. When needed, I get in the car and go to the house. I handle bookings myself and take care of small day to day issues. For the garden, pool or other work, I coordinate trusted professionals.
One number for everything: mine+34 618 16 48 39I work with several teams I trust. I’ve tried others, and when we didn’t click or they didn’t meet the standard, I changed. I stick with the ones who respect your home and the way I work.
He’s one of my best friends and someone I trust completely. He helps me with everything tax related. If you have a question in that area, I’ll pass it on to him.
That they care about doing their job well and share our way of seeing things. I don’t only look at how someone works, but also at who they are. If nothing changes after I’ve raised it, I change the person.
Your home deserves nothing less.
Just as I choose my team, I also choose who I work with. Not to be demanding, but because it’s the only way I can give you the best service.

And that’s fine. I’d rather tell you at the start than let you down later.
It’s how I can give you my full service. When several agencies manage the same home, they end up competing on price and the strategy gets lost. If we start without exclusivity, my goal is to earn your trust so that next season it’s just me.
I’m a firm believer in sustainable tourism. It isn’t a trend or a slogan. It’s how I understand this job. Mallorca lives from tourism, and that’s exactly why we have to look after it. I believe you can make a living from it while respecting what the island is: its land, its culture and the people who live here.
Whoever lives next door to a holiday home shouldn’t have to suffer the consequences of a badly run business.

Many people in Mallorca don’t live directly from tourism, but they live alongside it every day. With the noise, the packed roads, neighbourhoods that stop feeling like neighbourhoods. When tourism is badly managed, they’re the ones who pay for it. And that’s how people end up seeing tourism as a problem. I want it to be the opposite: something that, done well, benefits us all.
A model that uses the island and leaves nothing behind. Tourism built on excess, whirlwind trips that clog the roads and cruise ships that arrive with thousands of people, fill the city for a few hours and leave. And large companies that do business with our land and take the profits far away.
Less mass, more quality. Guests who come to rest, to do sport, to explore the villages and to taste Mallorcan food. Who respect the neighbours, their rest, the beaches and the culture. And who spend their money in local businesses, with local people.
I don’t work with flats in residential buildings. A holiday home should never make life harder for the people next door.
I know how to say no. If someone doesn’t respect the house or the neighbours, they leave.
On average per booking: less turnover, fewer cars and less coming and going.
A few homes, well looked after, instead of many at any price.
Guest registration and tourist tax, always.
I’d like to see a Mallorca where tourism benefits above all those of us who live here, economically and socially. An island where visitors know where they are, respect it and leave wanting to come back. And where no one has reason to be against tourism, because it’s done well.
My home isn’t four walls. My home is Mallorca. I love that people from all over the world want to come to such a small island, and I love welcoming them. These are the places where I enjoy it most.

A colour of water I haven’t seen anywhere else, and a first swim you never forget.
Pebble coves
I prefer them to sandy beaches. The water is cleaner and purer.
Son Serra to Capdepera
Son Serra de Marina, Betlem and the coast up to Capdepera. Quiet, well preserved and dotted with fishing villages.
If I ever recommend them to you, it’s because I truly live them.
