A holiday rental management company takes care of everything involved in renting your home to tourists, so you don’t have to. At Habitur we manage holiday homes in Mallorca from start to finish: we publish and optimise listings on the main booking platforms, set prices according to season and demand, look after guests before and during their stay, organise every check-in and check-out, coordinate cleaning and laundry and handle all the mandatory paperwork.
The difference from a large agency is that we are a small, local team. We live in Mallorca, we know every area and we treat every home as if it were our own.

Everything is covered by the commission, with no setup fees or fixed monthly costs.
Our commission is 16.5% plus VAT, and it works in a way that sets us apart from most management companies: it is not deducted from what you earn. We agree a net price per night with you and the commission is added on top to set the price the guest pays.
In other words, you always receive the agreed price per night, whatever the final price the guest pays. On top of that amount we pay you the tourist tax and any additional fees we have agreed.
There are no setup fees, no long tie-in periods and no hidden costs.
Yes. We take care of cleaning and laundry for every booking we manage, through external companies we supervise, and they are included in our commission. There is no extra cost to you.
Bed linen and towels can be provided by the owner or by us, depending on what we agree in each case. Either way, we look after washing and upkeep.
We pay you for each booking within 48 hours of the guest’s check-in. That payment includes the agreed price per night, the tourist tax and any additional fees we have agreed.
We don’t work with monthly statements or long payment terms: you get paid booking by booking, as they come in.
We don’t tie you in with long terms or automatic renewals. We agree the length of the contract with you, and everything is in writing, clear and with no hidden clauses.
We don’t only work on an exclusive basis, although the vast majority of our owners do, and it’s what we recommend.
When a home is advertised through several companies at once, the result is worse for everyone. Duplicate listings appear and compete with each other on the same platform and lose ranking, the pricing strategy stops working because each company sets its own prices, and the risk of double bookings and calendar errors multiplies.
If you’d rather start without exclusivity, we can do that. We’ll be honest: the service can’t be the same, and owners usually end up working only with us once they see the difference.
Yes. You can block any dates you need for personal use at any time, as long as you let us know before there is a confirmed booking for those days.
If a booking is already confirmed, you can keep it and respect the guest’s stay, or cancel it and cover the cancellation costs applied by the platform. That’s why it’s best to let us know as far ahead as possible, especially in high season.
You need a valid tourist licence (ETV) registered to the property. No new licences are being granted in Mallorca, so we can only manage homes that already have one. We will also ask for valid home insurance with public liability cover, and for the property to be in good working order and well equipped.
Out of respect for our neighbours, we don’t work with flats in residential buildings. If you have a licence and want to know how we work, message us and we’ll look at it together.
We take care of both, at no extra cost, unlike other companies that charge for it separately.
We register every guest on the Guardia Civil’s Hospederías platform, in line with Royal Decree 933/2021, and we collect the Balearic Islands sustainable tourism tax, which we pay to you in full together with the amount for each booking.
We handle every incident following the same procedure. First we claim the amount from the security deposit for the stay. If that doesn’t cover the damage, we file a claim with the booking platform. And if there is still an amount outstanding, the property’s home insurance is used.
We inspect the property after every stay, precisely so we can spot any damage in time and claim for it.
We cover basic maintenance: small repairs and routine jobs that don’t require a specialist technician are included in the commission, and you only pay for any materials that need to be bought.
When it’s a breakdown or a repair that requires a technician, we coordinate it with your authorisation, and that work is invoiced separately. Major maintenance and building work are always the owner’s responsibility.
Yes, and that’s exactly where we want to be. The Serra de Tramuntana is our favourite part of the island: we manage holiday homes in villages such as Sóller, Valldemossa, Deià, Fornalutx, Banyalbufar, Esporles, Alaró, Pollença and Andratx.
We also work in coastal towns across Mallorca, such as Colònia de Sant Jordi, Santanyí, Alcúdia, Porto Cristo and Cala Ratjada.

You can book in two ways. The most direct is through our website: in the main menu you’ll find the Book button, which takes you to our own booking engine, where you can see real availability and book in a few minutes.
You can also find our homes on the main booking platforms.
If you have any questions before booking, message us on WhatsApp and we’ll help you choose the home that best suits your trip.
Check-in is from 4 pm and check-out is before 10 am.
We’re flexible whenever we can be: if the house is ready earlier, we let you in earlier, and that often happens. For check-out, if no booking arrives the same day and the cleaning team can work around it, we can extend it too.
In both cases it’s best to let us know in advance, so we can arrange it around the bookings for those days.

We’re based in Mallorca, so you won’t be talking to a call centre: our own team, who know the house, will look after you directly. We do everything we can to resolve any issue as quickly as possible.
