This article is about what a holiday rental management company does, but it is really about something even more important: what we believe it should do.
Managing a holiday rental should not simply mean creating a listing, answering messages and charging a commission. For us, holiday rental management in Mallorca should be a much more complete service.
Truly comprehensive management
A good management company should take care of the entire booking operation: preparing and optimising listings, managing calendars, assisting guests, coordinating check-in and check-out, and dealing with any issues that may arise during a stay.
At Habitur, we also handle guest registration, tourist tax and security deposits, guest complaints and reviews, property inspections after each stay and payments to the property owner.
The idea is simple: the owner should not have to keep track of every booking for the property to run smoothly.
Cleaning, laundry and maintenance
Holiday rental property management does not end when the guest leaves.
The property needs to be ready again for the next stay. In our case, we coordinate cleaning and laundry through external teams supervised by Habitur, as well as the replacement of the agreed welcome amenities for each property.
We also include minor routine maintenance tasks. If a problem requires a specialist technician, we can organise and coordinate the repair with the property owner.
This is particularly important because many small issues can be identified during inspections before they affect the next guest.
The guest experience matters too
A good holiday rental management company in Mallorca should not focus solely on achieving the highest possible number of bookings.
The guest experience directly affects reviews, the reputation of the listing and, ultimately, future bookings.
Responding quickly, resolving problems, providing a clean property and making sure everything works properly are just as much a part of management as listing the accommodation on Airbnb, Booking.com or any other platform.
And above all, transparency with the owner
For us, this is fundamental.
The property owner should know from the outset how much they will receive, how much the management service costs and which services are included.
In our model, a net nightly rate for the property owner is agreed in advance. The management commission is calculated on this amount and then added to determine the final selling price for the guest.
We believe the relationship between a property owner and a management company works best when everything is clearly defined and both parties know exactly what to expect.
So, what should a holiday rental management company do?
In short, a good holiday rental management company in Mallorca should take care of:
bookings, guests, cleaning, laundry, basic maintenance, incidents, guest registration, tourist tax, security deposits, online reputation and communication with the property owner.
It is not simply about getting bookings.
It is about looking after the property and managing everything that happens around it.
